The Northeastern PA Fall Home Maintenance Checklist: 10 Things to Handle Before the First Frost

Fall doesn't last long up here. One week you're mowing, the next you're scraping frost off the windshield. In Wayne and Pike counties, the first hard frost can show up as early as late September — which means the window for outdoor repairs and cold-weather prep is shorter than most homeowners think.

The good news: none of this is complicated. It's a list of small jobs. The trick is actually getting them done before the weather makes them harder (or turns a $150 fix into a $1,500 one). Here's the checklist we run for our own homes and our customers' homes every fall.

1. Clean and Inspect Gutters and Downspouts

Once the leaves come down around Honesdale and Hawley, they come down fast. Clogged gutters push water against your fascia and foundation all winter, and they're the number one cause of ice dams once snow arrives. Clean them after the main leaf drop, check that downspouts discharge at least a few feet from the foundation, and re-secure any sections that have pulled loose.

2. Seal Gaps with Caulk and Weatherstripping

Walk the outside of your house with a critical eye. Gaps around window frames, door trim, dryer vents, and where pipes or cables enter the house all leak heat — and invite mice looking for a warm winter home. A few tubes of caulk and fresh weatherstripping on exterior doors is one of the cheapest ways to cut your heating bill.

3. Repair the Deck, Porch, and Steps Now

Soft boards, wobbly railings, and loose steps only get more dangerous once there's ice on them. Fall is also your last comfortable window for wood repairs — stain and sealer need warmer temps to cure properly. If a board flexes underfoot or a railing moves when you grab it, get it fixed before the snow flies.

4. Check Windows and Swap Screens for Storms

If you have storm windows, get them in before the cold settles. While you're at it, check for cracked panes, failed seals (foggy double-pane glass), and locks that don't pull the sash tight. A window that won't fully latch is a window that leaks heat all winter.

5. Shut Down Outdoor Water

Disconnect and drain garden hoses, shut off interior valves to outdoor spigots, and drain the lines. A burst hose bib is one of the most common — and most preventable — winter plumbing failures we see. If you're not sure whether your spigots are frost-free, it takes us five minutes to check.

6. Fix Walkways, Railings, and Exterior Lighting

Days get short fast. Loose pavers, heaved sidewalk sections, and a burned-out porch light are minor annoyances in August and a slip-and-fall hazard in November. Tighten handrails, level out trip spots, and make sure every entrance is well lit before you're coming home in the dark at 5 p.m.

7. Clean the Dryer Vent

Heating season is house fire season, and lint-clogged dryer vents are a leading cause. If your dryer takes two cycles to dry a load, the vent is probably the reason. An annual cleaning protects your home and helps the dryer run more efficiently.

8. Knock Out Interior Touch-Ups Before the Holidays

Once you're stuck inside, you'll stare at that drywall dent, scuffed trim, and the ceiling stain from last spring every single day — and then the relatives show up for Thanksgiving. Fall is the perfect time for patching, painting, and trim work. No job is too small for us; a punch list of little fixes is exactly the kind of work we built this business on.

9. Test Smoke and CO Detectors

Furnaces, wood stoves, and space heaters all come back to life in fall. Replace detector batteries, test every unit, and check the dates — smoke detectors expire after 10 years, CO detectors after 5 to 7. If you need units mounted or hardwired ones swapped out, that's a quick visit.

10. Lake and Second-Home Owners: Schedule Your Close-Down Early

If you own a place around Lake Wallenpaupack or anywhere in the Poconos, don't wait until the last warm weekend to think about winterizing. Every handyman and plumber in the area books up in October. Get on the schedule now and close the season without the scramble.
